For Property Owners
Blue Med Living signs a corporate master lease on your property, furnishes it, insures it, and places vetted traveling healthcare professionals in it — for stays that average 91 days, not weekends. Here's exactly who we are, what we provide, and what we ask of a property.
Who We Are
Blue Med Living is the housing brand of Blue Med Living LLC, a Maryland-registered limited liability company. We're not an individual subletting a spare room — we're a corporate tenant with formation documents, a federal EIN, dedicated operating capital, and a commercial insurance policy built for this exact model.
We exist because traveling nurses and healthcare professionals on 8–13 week assignments have almost no good housing options between an extended-stay hotel and a short-term Airbnb built for tourists. We built the option that should already exist: furnished, professional, hospital-adjacent housing — and a landlord relationship that's just as professional.
What We Provide
Paid automatically on the 1st of every month, regardless of whether the unit currently has a guest in it.
You're added to our commercial and short-term rental liability policy at no cost — if a guest ever makes a claim, your interests are covered under our policy.
Furnishing, cleaning between guests, minor repairs, and guest coordination are handled by our team — not you.
You deal with Blue Med Living — never a rotating cast of individual tenants. One relationship for the life of the lease.
A formal master lease, insurance certificates, and a documented business profile — not a handshake agreement.
We give guests and owners clear, predictable access terms — no surprise visits, no direct landlord-guest contact without our knowledge.
Who Actually Stays There
Every guest is a traveling nurse or allied healthcare professional on an active hospital assignment — typically 8 to 13 weeks, with an average stay of about 91 days. They're hired and background-checked by their staffing agency or hospital employer before they ever arrive, and their housing is covered by an employer stipend.
Hired on active hospital contracts, typically earning $80,000–$150,000 annually.
Background-checked by their hospital or staffing agency before placement — not by us alone.
Average stay of ~91 days. This is corporate housing, not a short-term vacation rental.
Guests sign a guest agreement directly with Blue Med Living — they are not your tenant.
Property Requirements
We're selective because our guests — and your property — deserve it. Here's the baseline.
1–2 bedroom units in good condition. We handle all furnishing and setup — the unit doesn't need to arrive furnished.
Ideally within a 20–30 minute commute of a major hospital system — closer is always better.
A strong preference, not always a strict requirement — talk to us if you're close on everything else.
At least one dedicated or reliably available parking spot — our guests often commute on rotating shifts.
Signed to Blue Med Living as an LLC, with subletting to healthcare guests written into the lease.
No major deferred maintenance — clean, functional systems (HVAC, plumbing, electrical) at the time of lease-up.
How We Protect Your Property
Our short-term/mid-term rental policy is written for professional furnished-housing operations and covers property damage, guest liability, and loss of business income — with you named on the policy.
Every guest is employed and background-checked through their hospital or staffing agency before they're placed in your property.
We collect a deposit from each guest and complete a photo inspection before and after every stay.
We handle routine cleaning and minor repairs under $150 ourselves — structural and system repairs remain the landlord's, with a clear response-time agreement in the lease.
Every master lease is reviewed by a licensed real estate attorney before execution, and signed by Blue Med Living, not an individual.
48-hour advance notice for any property access, and a single point of contact at Blue Med Living for anything that comes up.

Rent is paid via ACH on the 1st of every month regardless of our occupancy. We carry reserves specifically so a gap between guests never affects your payment.
Blue Med Living LLC, a Maryland limited liability company, signs as the tenant. We sign only in our capacity as Managing Member. This is a business lease, not a personal one.
We carry short-term rental insurance specifically for guest damage and liability, and you're named as Additional Insured. We also collect a security deposit and complete photo inspections before and after every stay.
Typically a 12-month initial term with renewal options. We negotiate a capped rent increase at renewal (CPI-linked or a set percentage) so both sides know what to expect.
No structural changes — we furnish the unit with quality furniture and essentials so it's guest-ready. Anything beyond standard furnishing is discussed and agreed with you first.
